  • II. INTRODUCTION POLICY

  • By acceptance of this registration, Orren Pickell Building Group ("OPBG") acknowledges initial introduction of Client by Broker Associate ("Broker"). Broker shall schedule an introduction meeting with Client and OPBG within 30 days of registration date. This registration shall remain in effect for a period of six (6) months from the date of such meeting. In the event Broker has been unable to schedule and attend a meeting with OPBG and Client within 30 days of registration date, Broker shall contact OPBG in writing to report Client status and renew registration.

    If Client has not entered into a Design Agreement with OPBG within the six (6) month period described above, Broker may contact OPBG to renew this Registration, provided however, that Broker has provided service to Client to the level of procuring cause. If this Registration is not renewed at the end of the six (6) month period, Managing Broker shall not be entitled to any commission earned under this agreement.

    In order to earn a full commission on a remodel or new construction project the Broker must be an active participant in the sales and design process as defined below:

    1. Register Client via website/email/fax with OPBG Sales Consultant and receive written confirmation of registration.
    2. Schedule and attend an introduction meeting with Client and OPBG within 30 days of registration.
    3. Actively work with OPBG Sales Consultants to secure an executed a Design Agreement.
    4. Provide copy of Buyer/Broker agreement between Broker and Client to OPBG.
  • III. COMMISSION SCHEDULE - FULL BROKER PARTICIPATION SALES

  • Commission to Realtor / Broker shall be in accordance with the following schedule unless the property is listed in the MLS, then any and all co-op fees shall be paid out as stated on the MLS listing:

    New Construction Contracts:
    Two percent (2%) of the client-approved budget payable at Contract Signing.

    Remodeling Contracts:
    $50,000.00 - $149,999.99: One-Time Referral Fee of $500.00
    $150,000.00 - $249,999.99: One-Time Referral Fee of $750.00
    $250,000.00 - $499,999.99: One-Time Referral Fee of $1,500.00
    $500,000.00 and Over: One-Time Referral Fee of $3,000.00

    Remodeling Contract commissions shall be paid upon OPD&B passing the final municipal inspection for the project.

    Home Maintenance Contracts and Light Remodel Projects: $0.00 - $49,999.99: $100.00 Referral Fee

    NOTE: All commissions deemed earned upon closing, notwithstanding early disbursement. In the event Client does not close, then such sums advanced by OPD&B in anticipation of closing shall be refunded by Broker.
