I. REGISTRATION

Thank you for your confidence in Orren Pickell Designers & Builders (OPD&B) to design and build a custom home for your Client.
This document registers (Realtor) and (Broker)

II. INTRODUCTION POLICY

By acceptance of this Registration, OPD&B acknowledges introduction of Client by Realtor. And upon Realtor and Client attendance at a scheduled meeting with OPD&B, this Registration shall remain in effect for a period of six (6) months from the date of such meeting. In the event Client has not entered into a Design/Build or Reservation Agreement with OPD&B within the six (6) month period described above, Realtor may contact OPD&B to renew this Registration, provided however, that Realtor is providing service to Client to the level of procuring cause. If this Registration is not renewed at the end of the six (6) month period, this agreement is null and void, and Realtor forfeits any commission earned under this agreement.

III. COMMISSION SCHEDULE - FULL REALTOR PARTICIPATION SALES

Commission to Realtor / Broker shall be in accordance with the following schedule unless the property is listed in the MLS, then any and all co-op fees shall be paid out as stated on the MLS listing:

New Construction Contracts:
Two percent (2%) of the client-approved budget at Contract Signing, paid as follows:
One-half (50%) upon excavation / One-half (50%) at close

Remodeling Contracts:
$50,000.00 - $149,999.99: One-Time Referral Fee of $500.00
$150,000.00 - $249,999.99: One-Time Referral Fee of $750.00
$250,000.00 - $499,999.99: One-Time Referral Fee of $1,500.00
$500,000.00 and Over: One-Time Referral Fee of $3,000.00

Remodeling Contract commissions shall be paid upon OPD&B passing the final municipal inspection for the project.

Home Maintenance Contracts and Light Remodel Projects: $0.00 - $149,999.99: $100.00 Referral Fee

NOTE: All commissions deemed earned upon closing, notwithstanding early disbursement. In the event Client does not close, then such sums advanced by OPD&B in anticipation of closing shall be refunded by Broker.

IV. REFERRAL COMMISSION - REALTOR PROVIDES CLIENT DATA ONLY

In the event Broker registers a Client with OPD&B and the Realtor does not or chooses not to fulfill the obligations as described in Article II of this contract; then Broker shall earn a Referral Fee equal to thirty percent (30%) of the commissions as set forth in Section V above. Such referral fees shall be paid at the final closing on the property.

Realtor’s participation in the design process shall include procurement of a Design/Build contract or Reservation Agreement and Realtor’s attendance at meetings, as described in Section II above.
